3:59. They said it could not be done. For years, they said the human body was simply not capable of breaking a 4 minute mile. It wasn’t just dangerous, it was impossible.  1954, along came Sir Roger Bannister who broke the barrier by utilizing a varied background and training regimen. It was considered atypical, simply because it was not the norm. Most people will never visualize the 4 minute barrier in their lives, but some people approach everything they do like they are trying to break elusive barriers.

359 (pronounced three five nine) Design is a collaboration of individuals focused on pushing the boundaries of what is possible by creating community, building partnerships, and crafting meaningful and efficient design solutions.

HOW WE WORK

Scope of Services

359 DESIGN provides feasibility, guidance on zoning entitlements, community outreach, project management, project visioning and architectural activities. On the small side, we have vast experience in Single Family to Four‐Plex Residential Projects. We help clients through all stages of their projects, typically teaming with a general contractor in a design‐build capacity.

On a larger scale, we are experts Multi‐Family Housing, Hospitality trends, Project Branding/Flag matching, and Municipal Office Trends and Design. We use this expertise to assist clients in developing early pro‐formas and project vision that serves as a basis for raising capital on larger scale developments. In the next stages of the project we work with planners and landscape architects on zoning entitlements. We also provide non-technical team management for the client in difficult resort municipalities. Upon we request, we team or depending on the project size, self‐perform Schematic Design through Construction administration for the above mentioned project scales.

Our Process

Define the scope of Work.  From the start, we help clients establish clear goals: what are your short and long term plans, what is your market, what is most important to you, sales, comfort, outward image?  We extract all of these items from the start and constantly refer back the them throughout the process.

 

Design Charrette 

359 Design utilizes the Charrette process as its primary means of developing concept design. A majority of our projects are kicked off with a design Charrette, which can last from one to four days depending on the size and scope of the project. These highly collaborative, intense work sessions involve all stakeholders plus the architect/planner and sometimes other consultants. After conducting preliminary research on the site, the history of the location and other project specific considerations, we work with the client to develop an overall project vision. The project ‘story’ is created to inform the design - whether that is an architectural vision, master plan or more specific concept and schematic design. The ‘story’ influences the development of all design components; such as site layout, and functional relationships, and building size and massing.

During the Charrette, design ideas are created based upon the expressed facts, goals and needs for the project. Day one is largely brainstorming and developing a deeper understanding of the client’s vision, the team then works independently to develop the concept further. This vision is presented for further review, critique, and refinement, and continues to evolve through the multi-day process until we arrive at a final vision and presentation. Typically, stakeholder input and reviews quickly build trust in the process and foster true understanding and support of the design. From this intensive design session, we will develop a concept level documents that include:


+ Hotel Branding and Flag Development Sessions
+ Clear direction on the character for this project.
+ Conceptual understanding of the building, defining all users, their budgets, schedules and phasing strategies in coordination with the Town of Vail.


We believe that the Charrette process has proven to be the most expedient means to provide a design that recognizes and address all of the stakeholders’ issues. The key to a Charrette’s success is engaging everyone and leaving no comment unanswered. Following the Charrette, a final design is generated. The design team documents the initial, interim, and final designs in booklet form as a clear record of the decision making process.

 

Entitlements

359 Design has vast experience with Project Approvals within the Rocky Mountain Region. To successfully manage the Entitlement process with the Design Review Board (DRB), Planning and Environmental Commission (PEC) and Town Council requires immediate and often contact with these groups. In advance of these meetings weekly contact with Community Development is required.

As coordination of documents, effects on the design process and potential for inefficiency can all ride on the entitlements, we will lead the process and our client’s development team through the maze of various agency requirements in a timely manner so that the design and construction documents phases of our work can proceed expeditiously and not be held up by unresolved or unforeseen problems.

WE RUN THIS PROCESS THROUGHOUT THE FOLLOWING STEPS:

  • Direct the approvals process and make presentation to Public Works, Fire Department

  • Meet with Community Development and the Town Manageas needed to coordinate the overall development review process as well as specific reviews of site and architectural design

  • Manage our Civil Engineer and Landscape architect to diligently coordinate with waste water departments regarding surface water retention/detention and water quality.

  • Prepare, submit and adequately address PEC, DRB and City Council Concerns

Through recent projects and studies, we have positioned ourselves to understand the current trends and practices within the industry, yet we continually look for ways to push the established systems in new, different, and innovative ways.  

How can modular become more efficient and more streamlined yet at the same time go beyond the stereotypes of modular construction to create interesting, vibrant, distinct spaces and buildings?  That is our pursuit.
